Why You Need To Make Sure You’re Covered For Floods

The reason why flood insurance is separate is that many people don't live in high flood areas. High flood areas are neighborhoods that are located close to a lake, river, ocean or other body of water. Many insurance companies don't feel the need to force extra coverage on a homeowner who doesn't life in a flood-prone area. Also, flooding affects many people when it happens, forcing insurance companies to pay a lot of money for compensation. As a result, companies only offer this coverage where it's needed.

High flood areas don't have to be near a body of water to be flood prone. Melting snow and ice from the mountains or hilly areas can also lead to flooding. For insurance purposes, pipe bursts aren't considered a source of flooding. Flooding affects more than one home; pipe bursts tend to affect your home only. That said, homeowners insurance will often cover standard burst pipes for you. Renters can also get flood insurance for their belongings.

High flood areas aren't the only factor that affect flood insurance premiums. Location, construction, community status with the NFIP (National Flood Insurance Program) and home elevation are other factors.

An independent agent will tell you if you live in a high flood area. If you want coverage and you're not in a high flood area, you may have an opportunity to be covered at a lower price.

It's also important to remember that you might not need to use flood insurance to cover flood-related damage. If a major flood hits your region, FEMA will give assistance to presidential-declared disaster areas; other government assistance has separate rules and regulations. Flood insurance covers you when other types of insurance do not. That said, it takes 30 days before flood insurance takes effect, so obtaining coverage after a flood happens won't help you much.
