Protecting Personal Property in Furnished Condos

Condominium owners put a lot of effort and money into maintaining their properties. They rely on profitability to keep the properties solvent. When renting condos, owners often have a lot of leeway when deciding how to present the home to tenants.

Some owners leave condos completely stripped. They require tenants to provide furnishings and appliances for the space. However, other owners offer various furnishings to tenants before they move in. These may range from the standard kitchen appliances to washing machines and dryers. Some owners even provide fully-furnished condos to renters, complete with furniture and electronics. grey sofa set

If you furnish the condo for renters, you assume risks for both the home and the personal property within. Those risks add to the risks covered under your condo insurance policy.

Keep these tips in mind about condo insurance. Recognize how it covers tenants and personal property.

Get the Correct Condo Insurance

Condo owners need to carry proper home insurance for the property. In most cases, the law requires minimum condo insurance levels.

Owners often have leeway in deciding how much coverage they need above the lowest levels. An important element of condo insurance is personal property coverage. Personal property coverage can protect the owner's belongings in the rented space.

The amount of personal property in a condo can vary. So too can the levels of personal property insurance coverage. If you furnish a condo, you will likely need high levels of personal property coverage.

Your insurance agent can likely reduce the personal property coverage if you don't furnish the condo. However, don't do away with personal property coverage if you don't furnish the space. When buying condo insurance, get the correct coverage level for all the items inside.

Protect the Property

If you provide furnishings in a condo, take steps to protect those furnishings. Make sure that your condo insurance properly covers a furnished condo. Your policy should clearly state that you keep personal property in the space. Makes allowances for the items in your insurance policy.

Also do your best to prevent damages to the furniture. Some policies may fully protect you against tenant-inflicted damages. However, others may not cover you if you didn’t protect the items properly. Don’t let tenants use items in inappropriate ways. Protect the items as best you can.

Protect the Tenant

If you furnish a condo, there is always a chance that a tenant could sustain an injury from one of the furnishings. The tenant may claim damages if they feel your furnishings caused injuries. It is your responsibility to protect the tenant as well as the furnishings.

Make sure tenants know how to safely use furnished items in ways that won’t hurt them. If you have dangerous items in the space, remove them from the property or keep them locked away. That way you can avoid a claim on the liability section of your condo insurance.
